Selling a home or piece of property is a big and often an emotional issue. We want to help guide you through that process to give you the information you need to make the best decision. The more information you have, the more comfortable you will be about the entire process.

As your real estate agent will tell you, there are some basic steps necessary when selling your property:

1. One of the first steps is to have a title search conducted on your property. This will give your buyer the assurance that they are receiving title from you free of encumbrances, defects and liens.


2. When you find a buyer, you both must sign a purchase agreement. This will set the terms on which the property will close. It shows the purchase price and any additional costs absorbed by the seller or buyer. The sale cannot be completed without one.


3. Purchase of a title insurance policy is the best option when selling the property. Since you have already initiated a title search, the information is available to issue the policy.


4. Close the deal. All parties will come together at the title company, sign the documents and transfer the property to the new owner.
